About the role
The Senior Real Estate Manager advises BD Leadership on how best to plan and optimize the Real Estate Portfolio in pursuit of BD objectives. Key responsibilities include:
- Partner with the Regional & Business leaders, Finance, Integrated Supply Chain (ISC) Strategy & Transformation team, to understand business strategies, recommend best real estate strategies for all type of assets (manufacturing, distribution, office/labs,..) and advise on risk mitigation.
- Monitor regional real estate governance and reporting on KPIs evolution.
- Lead regional M&A Facilities deliverables (due diligence, integration/separation).
- Engage stakeholders to advise, challenge, influence decision as needed ensuring not only financial outcomes, but also workplace vision and strategic long-term company and BU goals.
- Assess business case, develop strong roadmaps and manage local brokers to successfully execute real estate strategies.
- Collaborate cross functionally to manage capacity, prioritize Capex and Facilities budget.
- Innovate with a capacity to stretch and support/lead Global transformation initiatives.
- Additionally, a master database of leases, titles, etc. will be centrally maintained and coordinated to manage renewals, tax payments, and insurance assessments.
Strategic Orientation:
This role supports the Global Real Estate Lead to manage BD property portfolio (approximately 24 million square feet over 300+ sites in 50+ countries including manufacturing, logistic, lab & office assets); - in a manner consistent with BD's values.
Specific activities will include:
Facility Planning
- Mid to Long Range Planning – working with businesses and regional leaders, identify areas of likely future corporate growth and retraction, drives business case process and develop roadmaps; and developing and executing appropriate growth & exit strategies.
- Acquisition – working with business units to identify and acquire (either lease or purchase as is appropriate) land / facilities.
- Disposal – working with business units to identify surplus assets, reviewing potential uses across the BD network, and disposal of the assets in the most effective manner.
- Workplace Transformation – Working with Facilities team leads and other expert groups internally and externally to ensure that our workplace layouts and policies are attractors for talent, are efficient working spaces and help deliver increased ROI for BD.
Ongoing Asset Management:
- Database Management – Ensuring the maintenance of the global database of all leased and owned property
- Dashboard reporting – Ensure accuracy of Real Estate data used for Dashboard and KPIs reporting which are essential to drive portfolio performance
Supplier Management:
- Ensure BD’s Real Estate partners deliver the value to the relationship, both in support of transactional and administrative activities, but also input to long term strategies and innovation.
Mergers & Acquisitions
- Serve as a key M&A team member providing timely & accurate real estate inputs and due diligence to ensure costs, issues and risks are identified and planned for.
- Advise and influence M&A teams on portfolio optimization opportunities and potential synergies related to any acquired real estate assets.
- Highlight critical dates to be leveraged for integration strategy planning and execution
Financial Impact:
The Senior Real Estate Manager is responsible for ensuring that the regional & global Real Estate footprint is managed efficiently and effectively. To do so, the Senior Manager will:
- Build a pipeline of optimization opportunities including scenario analysis and strategic guidance for ownership vs lease vs sale leaseback vs build to suit.
- Build a pipeline of cost savings return on spend driven by negotiation, right-sizing footprint, and other strategic levers
- Lead negotiation with landlords (where applicable) targeting below-market rents while maximizing flexibility for lease termination, ability to reduce footprint, etc.
- Support Facilities Budget Responsibilities; accountable for group results and delivery against functional goals.
- Improves BD's financial position through cost savings, non-price value opportunities and price movement / inflation management and appropriate standard costs
- Maintains strong relationships with assigned business, function, and regional stakeholders. Engage and influence Finance partners in to drive appropriate quantification and visibility of financial impacts in the respective budgets through communication and consensus on strategies and processes
Educational Qualifications & Previous Experience
Education/Degree:
- Bachelor’s degree in a related field
- MBA or other relevant advanced degree preferred
Experience:
- Minimum seven to ten years professional experience in complex global real estate management in a multinational corporate setting
- Experience managing mixed portfolios (Manufacturing and Office)

- Highly-skilled at reviewing and interpreting lease contracts (including sublease, termination), purchase and sale agreements, and Transitional Services Agreements (M&A), in partnership with internal legal group and outside counsel.
- Experienced and bold negotiator adept at achieving favorable and flexible deal terms aligned to business drivers
- Strategic collaborator and trusted partner to business and regional lead
Primary Responsibilities and Duties
% of Time (estimated)
25% - Influencing cross-functional teams without direct authority
25% - Managing corporate and stakeholder intake and translating business requirements into aligned real estate strategies, with effective execution across geographies, business segments, and key partners.
50% - Partnering with BD’s lead real estate service providers and cross-functional teams to secure approval of key strategies and deliver BD real estate project
